Terms of Service

These terms cover AssessorSearch property lookup, public property records, account access, subscriptions, source limitations, permitted use, and user compliance responsibilities.

1. Agreement to These Terms

These Terms of Service govern your access to and use of AssessorSearch, including our websites, property search tools, account features, subscription features, shared links, watchlist features, and related services. In these Terms, AssessorSearch, we, us, and our refer to AssessorSearch.

By creating an account, accessing AssessorSearch, or using the service, you agree to these Terms and to our Privacy Policy. If you use AssessorSearch on behalf of a company or other organization, you represent that you have authority to bind that organization.

2. What AssessorSearch Provides

AssessorSearch helps users search for property records by address, APN, parcel number, and related identifiers. The service may include public-record data, property characteristics, ownership and mailing fields when available, tax fields, sale fields, deed fields, permit fields, valuation-related fields, maps, county source links, and related property context.

Some information is provided by public records, county and government sources, data licensors, mapping providers, infrastructure providers, and other third parties. AssessorSearch is a property record lookup and research tool. We do not act as your broker, attorney, title company, appraiser, lender, insurer, employer, tenant screener, or consumer reporting agency.

3. Accounts and Eligibility

You must be at least 18 years old and able to enter into a binding contract to use AssessorSearch. You are responsible for keeping your account credentials secure and for all activity under your account.

You agree to provide accurate account, billing, and contact information and to keep that information current. You may not share an account, impersonate another person, or create an account to evade suspension, usage limits, rate limits, or other restrictions.

4. Data Accuracy and Verification

Property records, ownership fields, mailing addresses, sale history, deed fields, tax fields, permit fields, valuation estimates, parcel boundaries, geocodes, and other records can be delayed, incomplete, duplicated, stale, or incorrect.

AssessorSearch provides data and outputs "as is" for informational and research purposes. You should independently verify any information before relying on it for a transaction, legal decision, tax decision, valuation, outreach campaign, compliance decision, or other material decision.

County assessors, recorders, clerks, tax offices, GIS offices, permit offices, and other official sources remain authoritative for parcel-specific and time-sensitive records.

5. Permitted Use and Restrictions

Subject to these Terms, AssessorSearch grants you a limited, non-exclusive, non-transferable right to use the service for lawful property research and internal business or personal workflows.

You may not:

  • use AssessorSearch or any output for unlawful, deceptive, abusive, discriminatory, or harassing purposes;
  • sell, sublicense, publish, or redistribute AssessorSearch data as a standalone data product, list service, or bulk database;
  • use automated scraping, bots, crawlers, or bulk access methods not provided by AssessorSearch;
  • reverse engineer, copy, or attempt to reproduce any part of the service;
  • circumvent authentication, subscriptions, rate limits, view limits, plan limits, security controls, or provider restrictions;
  • upload malware or interfere with the security, integrity, or availability of AssessorSearch;
  • use AssessorSearch to identify, target, or profile people based on protected characteristics where prohibited by law; or
  • remove, obscure, or misuse field labels, source notices, compliance-related notices, or provider notices.

6. FCRA and Regulated Decisions

AssessorSearch is not a "consumer reporting agency" under the Fair Credit Reporting Act, and AssessorSearch outputs are not "consumer reports." You may not use AssessorSearch, any AssessorSearch output, or any data obtained through AssessorSearch to determine a person's eligibility for credit, insurance, employment, housing, tenant screening, government benefits, education admission, or any other purpose governed by the Fair Credit Reporting Act or similar laws.

You may not use AssessorSearch as a background check service, tenant screening service, employment screening service, credit scoring service, or eligibility decision system.

7. Outreach and Compliance Responsibilities

AssessorSearch may help you find property owner or mailing information from public property records when available. AssessorSearch does not send campaigns for you and does not guarantee that a call, text, email, mail piece, advertisement, or other outreach is lawful.

You are solely responsible for your use of AssessorSearch outputs and for complying with all laws, rules, industry standards, and platform policies that apply to your business, research, communications, or campaigns, including where applicable privacy laws, real estate laws, fair housing laws, telemarketing laws, CAN-SPAM, do-not-call rules, and marketing platform policies.

8. Plans, Billing, and Cancellation

Free access, paid plans, included usage, property view limits, premium fields, exports, shared-link features, and other plan features are described in the application or on the pricing page. Prices, plan features, provider costs, and limits may change, but changes will not reduce the paid usage you already purchased for the then-current billing period unless required by law or provider restrictions.

Subscription fees are billed in advance. Unless a checkout page, order form, or separate written agreement says otherwise, fees are non-refundable, unused included monthly usage does not roll over, and premium access may expire or be forfeited if your account is cancelled, terminated, or inactive.

You may cancel a subscription through your account settings or other cancellation flow we provide. Cancellation stops future subscription renewals but does not automatically refund amounts already charged.

9. Third-Party Sources and Services

AssessorSearch uses third-party providers for hosting, authentication, payment processing, analytics, data sourcing, geocoding, mapping, customer support, and other functions. Your use of some features may be subject to provider limits, provider terms, data availability, and provider processing rules.

We are not responsible for county websites, government websites, third-party records portals, third-party services, or third-party data sources that are not controlled by AssessorSearch. We may remove or replace a provider, source, field, or integration at any time.

10. AssessorSearch Intellectual Property

AssessorSearch and its licensors own the service, software, workflows, interfaces, designs, trademarks, documentation, compiled databases, and other materials we provide. These Terms do not transfer any AssessorSearch intellectual property rights to you.

Feedback you provide may be used by AssessorSearch without restriction or compensation, provided we do not publicly identify you as the source without your permission.

11. Security and Suspension

We use reasonable measures to protect the service, but no system is perfectly secure. You must promptly notify us if you believe your account has been compromised or if you discover a security issue.

We may suspend or terminate access, remove content, disable features, limit usage, or take other action if we believe your account, usage, or outputs violate these Terms, create risk for AssessorSearch, our users, providers, data subjects, or third parties, or may violate applicable law.

12. Disclaimers

To the maximum extent permitted by law, AssessorSearch and its providers make no warranties of any kind, whether express, implied, statutory, or otherwise, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, reliability, or that the service or outputs will meet your requirements.

AssessorSearch does not warrant that data will be complete, current, error-free, associated with the correct person or property, legally sufficient, or suitable for any particular transaction, campaign, valuation, research project, or decision.

13. Limitation of Liability and Indemnity

To the maximum extent permitted by law, AssessorSearch, its affiliates, providers, officers, employees, contractors, and agents will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost revenue, lost data, business interruption, data inaccuracies, failed outreach, compliance penalties, or substitute services.

To the maximum extent permitted by law, AssessorSearch's aggregate liability arising out of or relating to the service or these Terms will not exceed the greater of $100 or the amounts you paid to AssessorSearch for the service in the three months before the event giving rise to the claim.

You agree to indemnify and hold AssessorSearch harmless from claims, damages, penalties, losses, liabilities, and expenses arising from your use of AssessorSearch outputs, your communications or outreach, your violation of these Terms, or your violation of law or third-party rights.

14. Changes to These Terms

We may update these Terms from time to time. If changes are material, we will take reasonable steps to notify you, such as posting the updated Terms, updating the effective date, sending an email, or showing an in-product notice. Continued use of AssessorSearch after updated Terms take effect means you accept the updated Terms.

15. Governing Law

Unless a separate written agreement says otherwise, these Terms are governed by the laws of the State of Oregon, without regard to conflict of law rules. Any dispute that is not resolved informally will be brought in a court of competent jurisdiction in Oregon, unless applicable law requires a different forum.
