FAQ

Frequently asked questions

Everything you need to know about the MCP server, OAuth authorization, credit rules, and data coverage.

What is the AssessorSearch MCP Server?

The AssessorSearch Model Context Protocol (MCP) server connects AI assistants, IDEs, and autonomous agents directly to 150M+ U.S. property records. Instead of manually browsing county sites or building custom scraping scripts, your AI assistant queries official county assessor and recorder data on demand.

Which AssessorSearch plan do I need?

You need an active Property Data API plan. The Pro + API plan is $50/month and includes 500 monthly credits plus unlimited web searches on assessorsearch.com. Larger teams can choose API Growth (2,000 credits/mo) or API Scale (10,000 credits/mo).

How does authentication work?

The MCP server uses standard OAuth 2.0 with PKCE. When your AI client connects for the first time, it opens a secure browser window to sign in with your AssessorSearch account and approve access. No manual API keys required.

How are credits calculated for MCP lookups?

MCP credits match our transparent API pricing: address and APN searches that do not return a match cost 0 credits. A matched core property record is 1 credit. Add-on endpoints (deeds, mortgages, permits, and comps) are 3 credits each and only charge when real rows are returned.

Can I use both the MCP server and the REST API?

Yes. Both the MCP server and REST API endpoints draw from your account's shared monthly credit pool and respect the same overage budget settings in your dashboard.

What happens if I exceed my monthly credits?

If overages are enabled in your dashboard, queries continue seamlessly at your plan's discounted overage rate (e.g. $0.08/credit on Pro + API) up to your monthly spending cap. If overages are disabled, requests return a clean credit limit notice.
